Property Summary:
American Towers is a vintage high-rise community in the heart of downtown Salt Lake City. The property has 357 units in two towers that share their parking structure with a commercial entity in the same block. The community has several desirable amenities, including a recently renovated indoor pool and spa, indoor racquetball court, billards room, library, two rooftop decks with hot tubs and a vibrant community of residents who love the building and high rise living.

Responsibilites:
The Onsite Assistant Building Engineer is responsible in assisting the Building Engineer in general maintenance repairs, preventive maintenance and construction or rehabilitation projects for a condominium community.
Assists with maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring.
MAJOR FUNCTIONS OF THIS JOB ARE LISTED BELOW:
Under direction of the Building Engineer & General Manager, assists with maintenance activities for condominium community and maintenance
• Execute maintenance and tasks as assigned by the Building Engineer.
• Report on work progress of each maintenance task and project assigned.
• Provides input to Building Engineer regarding building maintenance and supply needs.
Assist in the response to resident/management requests and Service Requests.
• Use Service Request and schedules to establish Determine with General Manager, requests or emergencies that should be top priority. Assign Service Requests equally to Service Technician(s). Monitor the completion of Service Requests in order to limit callbacks.
• Repair/replace plumbing
• Repair/replace air conditioning/heating/electrical
• Repair/replace any condominium material/maintenance requests within scope of management
• Monitor and report the number of times a specific repair must be fixed. Assist with and discuss a course of action.
Attend appropriate safety and skills training for maintenance employees.
• Assist in training needs of employees along with Building Engineer, provide input for training
• Assist as needed with one-on-one training to employees that may need to polish current skills or wish to learn new Prepare, train and encourage all levels of maintenance staff for the opportunity to be promoted.
• Assist in providing initial safety and safety equipment training for all new employees
Assist in identifying and correcting hazardous community conditions.
• Tour property daily with Building Engineer to look for needed maintenance and liability hazards and report to General Repair hazards or assign completion of these tasks to the Service Technicians and Vendors. Also, secure storage/pool areas, check timers and listen for electrical shorts and malfunctioning motors.
• Perform preventive maintenance on equipment and common areas.
Plus any other tasks needed or assigned by supervisor.
Attendance is an essential job function.
Qualifications
• Minimum of 3 years building maintenance experience
• At least one (1) year multi-family, industrial, or institutional Service Request experience
• Must be able to troubleshoot and repair plumbing systems, electronic systems, major appliances, pool and spa equipment, and other systems on community grounds
• Must be able to speak, read and write English, bi-lingual preferred
• Must be able to pass criminal background check and drug screen.
• Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.
• Carpentry, Concrete, Doors, Drywall, Fencing
• Cleaning, Gutters, Locks, Plumbing, Painting
Pay and Benefits:
$50,000 to $54,000, depending on education and experience.
